The area of Golf del Sur apart from being a golfer’s paradise, also offers local facilities that make it very suitable for families of all ages. A trip to see the coastal underwater world can be taken on the Yellow Submarine that is moored in the Marina at Amarilla Golf and that could be followed by a good meal and a glass of wine in one of the restaurants along the promenade that offer all types of cuisine, catering for the young as well as the not so young. Ideally situated for golf courses, close to shops, restaurants, bars and a short stroll along the seafront to Los Abrigos with its charming harbour & fish restaurants. Other facilities like Green Bowls, Tennis and Horse Riding are available locally for your enjoyment meaning there is always something for the rest of the family to do.

Amarilla Golf

Perfect for golfers or non–golfers alike, Tenerife’s ocean front resort of Golf Del Sur offers championship golf, beautiful scenery, great bars and restaurants, lively entertainment or simple peace and tranquility.

Golf del Sur is part of the municipality of San Miguel de Abona and is built around an 18 hole golf course. The streets are lined with sub-tropical palms and flowering plants which add to the charm of the resort. 

There is a commercial centre, CC San Blas, made up of 80 businesses where, shops, bars, restaurants, supermarkets, medical facilities and a church can all be found… It’s here at CC San Blas that the resort nightlife takes place around the main square.

During the day, if you’re not out playing golf, you’ll find a reasonable selection of souvenir shops, supermarkets, and a selection of restaurants and bars. There is also a medical center and very convenient chemist close to the main clubhouse. 

The nightlife of Playa de Las Americas is only a taxi journey away. As well as golf, the resort has tennis courts, gymnasiums, a bowling green and each individual complex has a communal swimming pool.

As a long term objective, the San Miguel de Abona municipal council do plan the creation of an artificial beach in the town. 

The intention is to improve the accessibility between the two tourist areas and encourage the use of bicycles.

In addition to the connection enhancements, major work has also begun on improving the promenade of Amarilla Golf. The current rugged pathway sits between the far stretching fairways of the golf course that gaze up to the glorious national park of Mount Teide and the San Miguel Marina, which offers a fabulous location to enjoy a cool refreshment in a stylish bar, sat atop of the harbour master’s office, where one can watch the marine world go by and listen to the breeze as it tantalises the sails and masts of the armada bobbing below.

New walkways are currently in construction, which once complete will be flourishing with plants and flowers all natural to Tenerife but most importantly the vast improvements will ensure the frontline is accessible to all and we can all enjoy the rocky coves and natural habitat that sits below and marvel at the dramatic spray of the Atlantic Ocean coming face to face with the craggy shoreline.

The idea behind the beach is that Golf Del Sur and Amarilla Golf, will soon be able to offer both residents and guests alike, an alternative leisure activity to the communal pools that feature in all the hotels and developments in both locations but above all else, they will finally be able to provide a safe swimming and bathing environment, in what can sometimes be a hazardous surrounding for those not familiar with this stretch of the Ocean and the underlying power the sparkling sea can possess.

The new beach will offer a solarium, toilet facilities, showers, waste baskets and of course no beach would be complete without a sun bed and an umbrella.

All the aforementioned projects carry a total investment amount of three million euros, which is the largest investment made in the areas for many years and illustrates the desire to show that there is more to this little pocket of greenery than just Golf.

But it goes without saying, the icing on the cake for the area of Golf del Sur has got to be the spectacular sunrises … simply breathtaking!

WHAT ARE THE RULES FOR UK PASSPORT HOLDERS
ENTERING THE EU?

Following recent confusion, and some tourists being refused travel, it is important to check when your passport expires, as rules have changed since Brexit.
You might assume that your passport is valid up to the expiry date. But this isn’t always the case.

Pre Brexit, UK passport holders could freely travel across Europe up to and including the expiry date shown on their passports. However, the UK is now classified by the EU a ‘third country’ and therefore UK passport holders are ‘third country nationals’, and therefore face different rules

For a UK passport holder to visit the EU, they will need a valid passport, and MUST ensure that it meets BOTH of the following rules:

  • the passport MUST have been issued within 10 YEARS of the day you enter the EU country
  • the expiry date MUST be valid for a minimum of 3 MONTHS* after the date of departure from the EU country

* Although the rules are 3 months validity for the Schengen countries (which includes most EU countries plus Switzerland, Norway, and Iceland), some countries which require a visa for entry do have a 6 month validity rule, so the UK Government does suggest sticking to 6 months validity to ensure you are covered.

So here we are, it’s the beginning of September and it is fair to say that Summertime is coming to an end …. but what a summer we have had!

The hotels, beaches and swimming pools were awash with people from all over Europe, intent on making the most of their break. Upon speaking to quite a few of the tourists in the Puerto Colon area, where our Head Office is located, it is apparent that after 2 years of Summer staycations, this was their first holiday overseas since, well, you know what, and they are certainly making the most of it!

The weather has certainly lived up to expectations, as the days have been gloriously sunny and the nights warm and still. Such has been the level of sunshine and lack of cloud, there are more than a few people who evidently forgot to apply or reapply the suntan lotion and possess a striking resemblance to a bowl of Strawberries and Cream, as opposed to the bronzed god or goddess look, they were probably seeking when arriving at Tenerife South airport.

Whilst we are on the subject of the airport, if you venture a little further up the hill from Aeropuerto de Reina Sofia, you will discover the new Tenerife Motor Circuit is gaining momentum, and the exciting project was officially unveiled in a presentation held by the Tenerife Government at the Auditorium in Santa Cruz. The hour-long seminar was hosted by Antonio Lobato, a journalist famous in the world of Spanish motoring and Formula 1 racing, and he was joined on stage by guest star "Carlos Sainz" of the F1 Ferrari racing team.

Motor racing in Spain is considered one of the most popular sports and the demand for a motor racing track in Tenerife is huge, the project and construction of the track in Atogo, Granadilla De Abona was first discussed in 1990 and has been something of a "will it or won’t it" for over 30 years, but with the firm backing of the Government and approval from the FIA and FIM, it now appears the dream will become a reality, but with a 3 year estimated completion time, we do not anticipate that we will be seeing Max, Lewis and Charles in Mercadona just yet.

As the project moves forward and the pit stop and the track start to develop, it is sure to increase the prices and the desirability of the properties that are located within this vicinity, and owners in these areas are bracing themselves for some considerable capital growth in the not-too-distant future.

Regular readers of our newsletter may recall that we have an intrepid explorer within our team and just lately it seems that she may have taken a sabbatical holiday, as the photos were not flooding our TPS WhatsApp group on a Monday morning, but we are pleased to announce that she has sprung back into action recently  and visited the picturesque town of Candelaria to witness the honouring of the Patron Saint of the Canary Islands, the Virgin of Candelaria. 

The festivities that take place on the 14th and 15th of August in Candelaria, are considered so important they have been declared to be of National Tourist Interest.

The last 4 weeks have seen a flurry of activity from owners keen to list their properties for sale in readiness for the Winter period, that will soon be upon us. Traditionally the Tenerife Real Estate market is at its busiest during the Winter season. The hotel and apartment occupancy rates throughout the year remain surprisingly consistent, and on an annual basis it is only the month of May which lets the side down when it drops to its lowest level. 

As you can see from the figures below, 2022 has seen Tenerife more or less back at the occupancy from before the pandemic brought the world to a standstill.

That’s it, you are now the proud owners of that place in the sun you have been dreaming about for a long time … or maybe not so long!

So, now you need to make sure that you are looking after it properly by ensuring that your property has adequate insurance. The process is very easy, and we can provide you with a comprehensive quote in English, Spanish, German, or French.

If you own a property in a complex, you will pay community fees. You might hear that you only need contents insurance as the building is covered by the community, and therefore covered within your community fees. This is not 100% correct. The community has insurance for the building, yes, but only for the communal areas and structure. This means that once you open your front door and are inside the property, if something happens to your building (walls, floors, pipes, windows etc.), it is your responsibility and not that of the community. The community will only be liable if there is a leak or breakage in the waste pipe that is hidden somewhere in a column within your property, and that goes from the top floor to the ground floor. If it is a broken pipe from, let’s say, your sink to the main waste pipe, then it is not covered by the community. Another example: if there is a small fire due to the white goods in your kitchen and the walls need re-painting because of the smoke. Well, as you only insured the contents, you will end up with a paintbrush in your hand!!

The buildings insurance amount is based on the m² of the property, and the insurance company estimates a price to rebuild (this differs based on the area your property is located in and the kind of construction). That amount will be much lower than the price you paid for the property, but remember that you also bought the location, which you will never lose, even if there is a problem with the building.

The contents amount includes your kitchen and white goods. The average cover for a 1 bedroom apartment is €12,000 – €14,000 (it goes up quickly when you add furniture, linen, electronic equipment, and other household items). So, for a one-bedroom apartment that you are not renting out, the insurance premium will be in the region of €175 per year (a bit more if it is a ground-floor property), and up to €225 if you are renting it out (long-term only). Please note that the insurance also includes a third-party liability of €300,000, which can be increased if you feel you need more coverage in the event of something happening to one of your guests.

If you have decided to live in Tenerife, you might also consider buying a car. It is worth noting that having more than one insurance policy may allow you to take advantage of a discount. You might also consider taking life insurance with a view to covering any inheritance tax costs by paying only a couple of hundred euros in premium per year. Or perhaps you might consider health, dental, or pet insurance.

Welcome to the latest edition of the Tenerife Property Shop Newsletter. 

It is hard to believe that we are already in the month of May and Summertime is fast approaching, continually poking its gloriously sunny face over the eastern tip of our island each morning, providing us with a wonderful 13 hours of daylight, before disappearing in a cascading fountain of, pinks, purples and orange behind our neighbouring island of La Gomera.

The sunshine months in Tenerife not only indicate the start of lazy days by the pool, or sipping cool drinks on one of our many sandy beaches, but it also signals the start of festivals and fiestas all over our island. Whether you are into Latino pop, dance music, reggaeton or just want to party like a local, there is a little bit of something for everyone this Summer.

Summer 2022 also marks the long-awaited return of the famous Santa Cruz Carnival, which is the second biggest Carnival in the world after Rio De Janeiro, this is a huge achievement considering we are a relatively small island in comparison to a nation the size of Brazil. The Carnival traditionally takes place in February but this year the action kicks off on the 3rd June and lasts pretty much the whole month. Every year the Carnival has a different theme and the theme this year is "Science Fiction" so it is time to raid the dressing up box and be an astronaut for the day.

Without getting all Nostradamus on you, regular readers of our newsletter may recall that, back in our April 2021 edition, we predicted that there would be a surge of property sales post Covid19, and this has most definitely been the case … and if you need any physical evidence, please feel free to visit our contracts department in Puerto Colon, who haven’t visited their homes since last July, such has been the sheer volume of notary completions they have been wading through.

We knew there was a shift coming in the diversity of prospective purchasers, and we were acutely aware that there would be more contact from the Mullers than the Millers, and we would be swapping Mr & Mrs King from Walsall for Mr & Mrs Kowalski from Warsaw, but we were not fully prepared for just how big a change we were in for.

It must, however, also be said that the British, contrary to their neighbouring countries beliefs, are still purchasing property despite the Brexit (we are so bored of that word) Schengen shenanigans, so we are still a long way from seeing "Fish & Chips" and a traditional "Sunday Roast Beef" disappearing from restaurant menus.

The demographic makeup of prospective purchasers is arguably the most varied, we have ever witnessed in our 35+ years of selling property here in Tenerife. This new wave of purchasers from other destinations across Europe and beyond is providing us with exciting times ahead and is adding a real cosmopolitan vibe to the Island, this incidentally can only be regarded as positive step in safeguarding Tenerife’s future property markets as the island is less reliant on only a few countries leading the way in terms of investment.

In addition to the high level of demand, and what appears to be the largest movement of people within the European region since World War II, the East of Europe being particularly prominent in this locational shift, we are also aware that many owners who may have been considering selling their property, now have a reluctance to do so. Why?

It would appear that nearly 2 years of paying for something that you were not able to use, and were essentially starved of, has proved a bitter pill to swallow, and many Tenerife Property owners are displaying a reluctance to cash in on their most prized asset … and who can blame them? We are a safe destination, only 4-6 hours away from most Northern and Eastern European destinations, all offering regular flights to and from our island. It is also an economical existence here, compared to other parts of the world, and let us be honest, who wouldn’t swap Aberdeen (no offence Dons, it was purely an alphabetically based decision) for Adeje in January.

In terms of visitors, we are almost back at 2019 levels, which is fantastic news for all the businesses here in Tenerife, and something we will never take for granted.

In 2021 a total of 2,675,000 visitors arrived at either Reina Sofia airport in the South, or Los Rodeos in the North, and the first three months of this year has already seen 1,362,404 visitors grace our presences.

To put the above into context, and demonstrate how far we have come since those lonely days on the rock, the comparisons in terms of tourist numbers to 2019 are becoming closer as each month passes:

January 2022:  –24.8% compared to January 2019

February 2022:  –6.0% compared to February 2019

March 2022:  –3.3% compared to March 2019

When you consider the world is a very different place, the above figures make for comforting reading for the residents of Tenerife, and prove that we are back!
