Amarilla Golf gets the go aheadResidents of Amarilla Golf and property investors alike welcomed a new initiative to re-develop the Amarilla Golf area, which has been given the green light by the San Miguel local council. The plans include the urban development of the area which will raise the quality of amenities available to residents.
Arturo Gonz'lez, the mayor of San Miguel, explained that the approved plans will be publicly displayed and then the improvements will be put out to tender in early February. The work will take some 18 months to complete, and will cost about 9.6 million Euros. The bill for this will be met by about ten developers with major interests in the area. Mary Spencer of Tenerife Property Shop, the leading estate agent in the area, told us 'The improvements being put in place are going to make Amarilla Golf one of the most attractive places to have a property in Tenerife. Even now we are seeing a sharp rise in demand for property in the area. Investors have already been reserving units in the new Palm Ridge development even before its official release. About 20% has already been reserved and we have not even started promoting the development yet.' The plans include the construction of the largest leisure marina yet in Tenerife. With a jetty of around 870 metres, and 350 moorings for boats with 10 to 20 metre berths, the San Miguel leisure marina will be located between the Amarilla Golf and Golf del Sur areas, on the San Miguel coastline. Current estimates plan to have the marina finished and ready for use by the Summer of 2005. According to Antonio Tavio, the developer of the project, the marina will also feature a commercial area with a shopping area, restaurants and parking. The new marina complex will occupy an area of 3,513 square metres and is situated just 5 kilometres from the Reina Sofia Tenerife Sur airport. Ample provision has been made for any future expansion required. San Miguel's mayor, Arturo Gonz'lez, confirmed that the new marina, combined with the recently announced re-planning of Amarilla Golf, will bring an increase in tourism to the area, making the municipality more competitive within the tourist sector. He said, 'Due to the location of the San Miguel marina, between Amarilla Golf and Golf del Sur, both areas will benefit.' Francisco Tabares has been appointed to head up the construction. Tabares has many years of experience of this type of project under his belt, having been previously involved in the construction of the Almerimar marina in Almer'a, the Marina Este complex in Almu'ecar, the esplanade in Peurto Nao, Lanzarote, and the expansion of the old port in Los Cristianos. A new agreement struck between the local council and Telef'nica, to update and improve the current telephone networks and installations in the area has also been put in place amongst the various improvements in infrastructure. Tenerife Property Shop's Mary Spencer told us that there is also a new 'plan to purchase' from the various new developments which has been put into place for the benefit of Amarilla Golf residents. 'We are launching a trade up plan for those wishing to upgrade their current homes in Amarilla to one of the new developments at the most advantageous price.' Tenerife Property Shop have identified that many existing owners in Amarilla Golf wish to upgrade their property to a new and better one at the pre-construction prices, but need to sell their existing property to facilitate the new purchase. The company has therefore reached agreement with some developers, on behalf of Amarilla owners, making it possible to reserve a new property at pre-construction prices with a 10% deposit and with no further payment until they sell their existing property. 'There is no doubt that this is a very viable and interesting proposition giving existing Amarilla Golf owners an excellent opportunity to upgrade their home, without compromising the resale value of their existing property.'
